In Praise Of Trailer Parks
The stigma surrounding manufactured housing began in the 1960s, when mobile homes were unregulated. The Department of Housing and Urban Development only released federal standards for manufactured housing in 1978, and many of the stereotypes around trailers result from the era before their enforcement.
Since then, both units quality and safety have increased tremendously even if perceptions and nomenclature havent caught up. These homes havent been mobile since the 1970s and only get moved from the factory to the plot, said Paden. The reality is these homes dont even have wheels anymore.
While trailer parks may not get much love in popular culture, they offer many of suburbias pluses without its often prohibitive price tags. In many of these communities everyone has their own home, their own little yard, driveway and sometimes a community center or a pool, Krizek said. They have all the amenities they need and its affordable.
Today one of the drawbacks of living in a trailer park is that residents often dont own the land beneath their homes, but even that can be overcome with the right governance structures according to Paden. If you subdivide the land and let residents own it, then they can get mortgages and build equity, she said. If we solve that problem then we have a whole new layer of affordable housing in which mobile homes can serve as a stepping stone to home ownership for a lot of folks.
Can You Use A Va Loan For A Mobile Home
No, the VA cannot lend on mobile homes, but it can finance a manufactured home. The challenge can be finding VA lenders willing to make loans for manufactured housing. Thats because manufactured homes rarely appreciate over time, and theyre often susceptible to storm damage and shorter economic lifespans. These properties also tend to have higher default rates than traditional, stick-built homes.
Veterans and military members interested in manufactured housing should check with lenders at the outset about whether they make loans for this property type. Those who do can explain their policies and guidelines.
Veterans United does not lend on all manufactured homes. However, it is possible to refinance into a VA loan on an existing manufactured home with a permanent foundation. Note: Veterans United does not finance single-wide manufactured homes as they do not meet minimum property requirements.
Must Be Classified As Real Property
To get to their sites, just about all manufactured homes travel on public roads. So officially they start out as vehicles.
Smart owners undertake a title elimination when the home arrives. But many dont. So the home you want to buy may currently be classed as a vehicle or chattel rather than real property. If the current owners pay annual fees for it to the DMV rather than property taxes, you can be pretty sure its still a vehicle.
In most states, its not hard for you to reclassify the home yourself so that it becomes real property and is therefore eligible for a mortgage. You have to file some forms with the county records office and pay some modest fees.
However, you may have to jump some hurdles first. You need:Rights to the land where the homes situatedTo remove any wheels and axlesOften to install utilities
Obviously, these practical steps have often already been taken, even if the home currently counts as a vehicle or chattel.

Are Manufactured Homes A Good Investment
Manufactured homes have a much lower cost than any other kind of home you will find. They are also very easy to move. In todays economic culture, most people rent homes because they dont know how their job may affect their living situation in the next few years, and traditional homes are very expensive!
Manufactured homes provide remedies for both of these issues. The first is obvious, manufactured homes are very inexpensive. The second may not occur to most people. If you have the need to change location after a number of years, you can simply take your manufactured home with you! In this situation you may be able to simply rent the land that you are staying on, or if you own it, sell it once you leave. At BRB we try to provide people with their own land to keep their manufactured home on.

Manufactured Homes & Va Loans
Manufactured homes often look more modern than the traditional single- or double-wide trailers many people imagine. However, there are specific guidelines that manufactured homes must meet for VA financing. Note: manufactured homes have been called ‘mobile homes’ but to be VA-eligible, a manufactured home can not be moved.
Va Manufactured Home Guidelines
Manufactured homes are entirely built in factories and must meet building codes set by the U.S. Department of Housing and Urban Development . The following is required for a VA manufactured home:
- Affixed to a permanent foundation
- Minimum 700 sq ft of interior floor space
- Must be considered a real estate entity per state law and meet all local zoning requirements for real estate per Chapter 12 of VA Pamphlet 26-7
Manufactured homes must also have a metal identification plate outside the structure. You might hear this called a HUD tag or a red tag.
Additionally, manufactured homes need to have a data plate inside the home, often on a bedroom closet wall or inside a kitchen cabinet. The data plate is a sticker with information about the house and its specifications.

Va Mobile Home Guidelines:
The VA updated its rules for how it categorizes manufactured/mobile homes in March 2019. Here are the latest ones. To be eligible for a VA loan, the mobile home must:
*Dont worry if the home you want to buy is currently classed as a chattel. Its usually fairly straightforward to have it redesignated as real property .
If youre applying for a loan on a home thats yet to be sited, youll have to provide various plans and specifications.
Other Things To Consider
Your manufactured home may be way less expensive than a stick-built equivalent, but its still likely to be the single biggest purchase youve made so far in your life. So you need to think through your purchasing decision properly. In particular, bear in mind two points.
First, manufactured homes dont typically appreciate in value, though there are rare exceptions. They dont usually depreciate as quickly as a car but the process is similar. One of the reasons for that is they have a shorter life expectancy than a stick-built home. Of course, you may be able to slow depreciation by maintaining your home better than most owners do.
And that brings us to the second point. Investing in maintenance is just one of a number of homeownership expenses you can expect. Youll likely face property taxes, homeowners insurance premiums and perhaps park fees, too. Your lender will look at all those when it decides whether you can afford the loan you want. So get your head around them before finding a lender to apply for VA mobile home financing.
